Who we work for · Houses and apartments
Houses and apartments: one installation instead of several apps and several crews
You are building a house or renovating an apartment. The electrician, the blinds company, the alarm installer and “the internet person” usually do not talk to each other – the result is separate apps and chasing walls after plastering. We run it all as one project.
- „I don’t know when to plan the automation, and plastering is in a month.”
- „I have Somfy blinds from the window supplier and want to see them in one system.”
- „The house is to be energy-efficient, and the installations must not compromise airtightness.”
Three layers
What do we combine into one system?
We design the electrical installation, automation and network together, so they work as one system with one party responsible.
Electrical
- Distribution board with a section of protected circuits
- Cabling for automation and blinds
- Surge protection, PV integration
Automation and security
- Lighting, zoned heating, heat recovery ventilation
- Somfy blinds and gates with real position feedback
- Certified alarm and keyless entry (done by a partner)
IT
- Wi-Fi throughout the house (TP-Link Omada)
- Separate network for system devices
- Secure remote access
Two levels
Which level to choose?
A smart home is based on wireless solutions that can be added even in a lived-in home. Building automation is a central, wired system whose logic runs locally in the building.
| Criterion | Smart home (Somfy / Velux) | Building automation (Loxone / Ampio / Somfy animeo) |
|---|---|---|
| When to choose it | When you want to control shading, roof windows, the gate and lighting without chasing walls – even in a lived-in home. | When you are building or fully renovating a house or building and want one system for lighting, climate, energy, access and security. |
| Best construction stage | Any – also after plastering and during renovation. | Design or open shell. |
| Operation without the internet | Time-based scenarios, remote controls, switches and weather sensors – yes. The app, remote access and cloud integrations – no. | All logic and the app on the home network work locally; the internet is needed for remote access and updates. |
Construction stages
Ideally before plastering – and cheapest at the design stage
It costs least at the design or shell stage. The later it gets, the more changes to a wired installation require chasing walls; wireless systems are the exception.
| Stage | What we do then | Cost of changes |
|---|---|---|
| Design | Guidelines for the design: distribution board, routes, external shading | lowest |
| Open shell | Conduits and penetrations without thermal bridges, Power supply for blind boxes | low |
| Closed shell (windows installed) | Blind and shading drives, Window contacts, Airtight installation penetrations | low |
| Before plastering | Cabling, Measurements, Presence at the airtightness test | medium |
| After plastering | Wireless systems (Loxone, Ampio, Somfy), Minimal wall chasing | higherapplies to wired installations; with a wireless system the cost does not increase |
| Renovation / retrofit | Assessment of the existing installation and distribution board, Wireless systems where there are no cables | higherapplies to wired installations; with a wireless system the cost does not increase |
Typical scope
What are the typical scopes and prices?
The price depends on the floor area and scope; below are the most common options with a starting price. We prepare an exact quote based on the floor plan.
Apartment
Lighting, heating, blinds, Wi-Fi. Usually a retrofit with wireless systems.
from [price]
House – full installation
Electrical, wired automation, Somfy blinds, network, alarm, keyless entry.
from [price]
Energy-efficient or passive house
As above, plus control of shading, ventilation and the heat pump, airtight penetrations.
from [price]
Renovation
An apartment or house after plastering? We use wireless (radio) systems that keep wall chasing to a minimum – what the cost of changes depends on is described at the After plastering stage. To start, a short description of the apartment and photos of the current distribution board are enough – on that basis we will assess what can be done without renovating the walls.
Who does the work
What do partners do?
Some work requires other qualifications. For each of them we state clearly whether we coordinate it or recommend a partner.
We coordinate – done by a partner
Carried out by: partner carrying out airtightness tests
Airtightness test (blower door)
After the airtight layer and before finishing; we are on site and seal our own penetrations.
We recommend a partner
Carried out by: qualified energy auditor
Energy audit
Assessment of the building and improvement options; we adapt the automation to the results.
We coordinate – done by a partner
Carried out by: partner carrying out insulation and window work
Thermal retrofit
Insulation and windows are done by a partner; we do the electrical installation, automation and shading control.
Interior design
Panels, lighting and switches planned together with the interior design.
FAQ
Frequently asked questions
At which construction stage is it best to contact you?
At the design or shell stage, before plastering. At that point we plan the distribution board and routes based on the floor plan, and changes cost least. In renovations we use wireless systems.
Does a smart home work without the internet?
It depends on the level. In building automation (Loxone, Ampio) all logic and the app on the home network run locally in the controller; the internet is needed for remote access and updates. In a smart home based on Somfy TaHoma, time-based scenarios, remote controls, switches and wind and sun sensors work without the internet; the TaHoma app, remote access, voice assistants and cloud integrations require the internet.
Do I need a separate electrician?
No – we hold SEP qualifications up to 1 kV and carry out the electrical installation with the distribution board ourselves.
What happens during a power cut?
We power the automation and network from protected circuits with backup. [to be confirmed: the most important functions also work without the controller.]
How much does a smart home cost?
The cost depends on the floor area, scope and type of installation; installations start from [price]. We prepare a preliminary quote based on the floor plan and a description of your needs.
